Negotiation of new leases and all lease renewals
Cooperate with brokerage community
Billing and collection of Common Area Maintenance and triple-net charges
Payment of vendor invoices
Capital and operating budget preparation and implementation
Monthly accounting
Weekly property inspections
Quarterly meetings with owners to review property performance, market conditions and other issues specific to each property
Oversight of property maintenance, landscaping, plowing, cleaning and preventative maintenance contracts
Competitively bid all major repairs, improvements and maintenance agreements
Attend local Board and Committee meetings on Owner's behalf
Oversight of annual tax assessments and assist with abatement process
